Experts estimate that most people who use a Realtor will pay as much as 10% of your selling price in costs associated with selling. The cost of selling a home yourself can range from 4% to 8% of the selling price of your home. When you're estimating your expected gains, remember that the cost of selling a home can be deducted from that figure for tax purposes.

How to Look For Dangers When Buying a Home

Water: There are many places to look for water problems. Start with the roof. Look for loose tiles or shingles. IF there are loose shingles or puckered shingles, ask some questions to your realtor to get answers for you. How often does it leak? How long has it been leaking? When was the roof last replaced? Has it been repaired?

Also look at bathtubs and under sinks. Does the wood look wet? Is the floor water damaged surrounding the toilet, sink or tub? Look at the walls and ceilings. Is there old brown water spots or bulging spots? If you notice problems in all these areas, it may be time to hire a home inspector to get the definitive answers.

Electrical: Check the plugs and switches. Try to switch on the lights in each room. Did they turn on? Plug something in the outlets. Do they work? Go to the panel box and make sure everything looks ok there. Are there fuses or breakers? In today's world, fuses should have been replaced with breakers a long time ago. The wiring and box may be very old if fuses remain. Check around sinks and tubs. Are there GFI plugs and switches installed? There should be for family protection. If you see electrical wiring visible anywhere is it in tact or taped?

Rotted wood: Walk the perimeter of the house and check for rotted wood and sills. Also check for sawdust like droppings. Could there be termites? Is this home under bond with a bona fide pest control agency? If so, is that bond transferable to you? Your realtor can be your best friend if you hired someone who truly works for you. They won't mind getting the answers you desire

Appliances: Check to make sure each of them are work. Turn them on. Homeowners don't mind when there is nothing to hide. Don't forget the heating system and the air conditioner

The bottom line here is, if in doubt HAVE A HOME INSPECTION BY A LICENSED HOME INSPECTOR. The dollars you pay out now could save you thousands after the home becomes your responsibility
One final thought. After the home inspection, submit the inspections findings and see if the homeowner is willing to make the repairs needed to make you a happy homeowner. How to Make Money from Your Website Using Advertising

You have managed to get your website to that magical point where you have established popularity, traffic, loyalty and a community of fans. Your site contains a wealth of information, resources and services that you provide free because that's just the kind of person you are. You may not have intended to make money from your site but now that you have an audience you realise that it's possible, or perhaps you have to start thinking about generating income because your costs to manage the site have increased and it's starting to hurt.

You have been diligent over the years to build up your community and wonder how to go about making some revenue by leveraging this audience (as the marketers would say, you want to monetise your site). Maybe you have some big dreams and plan to one day generate advertising income from your new web project. This is a very common plan for online business given people tend to expect information and services to be free. Advertising may be one of the only revenue generation strategies available to you.

How much traffic do I have to have to make money?

In my experience once you have about 500-1000 unique visitors per day to your site *at least* before you can start to make real money. You can make chimps change from day one from your 50 hits, but this article is targeted at those that have a larger audience, or perhaps are constructing a business plan (either real or in your head) and would like to know how to go about monetising your website. If you get more then 1000 unique visitors a day chances are you already make money from your site (if not you should be!) but my points are still relevant.

As per usual I will illustrate my article using real world examples from what I did to make money. Over about five years I managed a hobby site that started off as a very local site focusing on people in my area that played the game Magic: The Gathering. I wrote reports and did news coverage for the game. Later I expanded the site to Australia and eventually opened it to the world although it remained mostly Australian with a good chunk of Asians and New Zealanders.

Banner programs

At around the time I was getting 500 unique visitors a day I decided to start playing with advertising methods. This was before the advent of Google Adsense (more on this later) but there were many banner programs available that paid either on cost per click (CPC) or per impression basis. An impression is a banner being displayed to a user once, a click is someone clicking the banner and visiting the site being advertised.

These networks act as a middle man between business that want to advertise and people like me that have an audience and want to make some money by displaying banners. Unfortunately these programs display banners that often dont match your audience. I tried a few but it was a short lived experiment that made me a few dollars if that.

I recommend you avoid any banner programs. If you are confused about what I am talking about regarding banner programs do a search for Burst Media to get a grasp of how they work. For small sites they just don't make much money. For large sites there are much better ways to make money. There are people out there that make good money from these programs (I'm sure the program owners do!) but in my experience a little effort to find the right type of advertising can yield much better results.

I decided the best way to make money was to really leverage the demographics of my audience. I had a fairly focused niche, card game playing young males. I started by emailing all the local and international card game shops and asked if they were interested in exposure to my market. Instantly I had responses but I had to come up with a pricing structure first.

How much should you charge?

By this time my site was getting close to 1000 unique visitors per day, with about 300,000 impressions per month. I had done my research and I knew that advertising on websites was usually via the standard 46860 banner so I would start with that. I also knew that many companies charged by what is called CPM or cost per 1000 impressions. Back then this was by far the most commonly used scale for pricing of web advertising and you could expect to earn anywhere from $0.10 to $10.00 CPM. I never liked this method of advertising because it didn't guarantee any visitors. Charging by click-throughs is a far better method, but didn't become mainstream until later. I decided that in order to keep my advertisers I had to offer value so I went for a blanket approach. I started charging a flat rate of $30 per month to have a banner on my site which offered as many impressions that my traffic could provide. I signed up my first few advertisers at this rate.

Banner management software

In order to "rotate" different banners across my site I needed some special software that would dynamically place banners. This allowed me to have more than one advertiser banner in a single location so I could optimise my adspace and make sure my audience didn't get too bored from seeing the same banner over and over again.

Let me save you some time, phpAdsNew is the best banner management software out there. It's under an open source license and has all the features you could ever wish for at a price you can't beat, it's free. There is a learning curve with phpAdsNew and you do have to install it on your own server. If you are like me and you do things like this yourself most of the time you shouldn't have too much trouble. Otherwise you might try contacting your favourite ITGeek and get them to give you a hand.

Statistics are important

The best feature with phpAdsNew is that it allows you to provide a unique user login for your advertisers to check their banner statistics in real time. This means at any point in time they can learn how many impressions and clicks there banners are receiving from your site.

Before you start searching for advertisers you should be very familiar with the statistics of your site. Do you know how many unique visitors you get? How many hits you get? How many impressions? Do you even know what the differences are between these? Try this stats terminology primer on for size if you don't.

Most web servers come with a statistics package. Ask your web host if you don't know. The most common are Awstats and Webalizer which often are preinstalled on many hosting packages. Become familiar with these packages so you can accurately assess your site traffic.

Increasing ad revenue

I now had the foundations laid and was serving the ads of my first few advertisers. From the point onwards I went to work attracting more advertisers by directly emailing North American online card stores and other related sites. I kept an Excel file to track which websites I had emailed and their responses so I could follow up in a timely manner.

I created new banner positions and started initiatives like a newsletter to generate more revenue. I created monthly packages that combined newsletter advertising and different banner positions and offered them at $500 per quarter. I increased the top prime banner position fee to $50 and started offering a tower banner position for $50 as well. Eventually I had to limit the number of banners I could take in the prime positions to avoid dilution. I had a guarantee in place that offered at least 30,000 impressions per month (averaging 40,000-60,000) to advertisers so that they always received a good equivalent CPM rate. I even had some advertisers purchase the rights to "own" a position for a certain period to make sure no other advertisers banners would be displayed.

Eventually I reached a point where I was averaging $500 per month and peaked at $1000 in one month. Some advertisers came and went quickly but many stayed loyal and in fact still advertise today though I sold the site a long time ago. The niche for the site was so focused that it became the pre-eminent site for Australia in it's marketplace and consequently some Australian advertisers simply stuck their banners up as a branding exercise. They knew that the exposure from the site would help to align their business as one of the pre-eminent retailers or event organisers for the game. Some advertisers stopped caring about click through stats and kept advertising purely for the branding exposure.

Google adsense

At some point Google Adsense popped up and I was in with other early adopters to try it out. My results were okay. The money wasnt nearly as good as the established relationships with advertisers I had, however the ads being displayed were a lot more targeted than banner networks. I eventually stopped using Adsense because I could better monetise the adspace with my traditional advertisers. However that was before Google went to work providing such a variety of banner sizes and display options. Nowadays Google Adsense is a viable income source for many websites so I definitely suggest you look into it as a possible option for generating revenue but remember it's not the only means and you can earn more if you get busy chasing targeted advertisers.

Ongoing maintenance

I wouldn't call web advertising income passive, but it sure is close. The systems I had in place handled everything automatically. While I did have to manually create advertiser accounts, pursue advertisers and control billing, once the systems were in place, in particular phpAdsNew, I didn't have to do much. Of course depending on your website often the maintenance of your community is were the labour is involved, but chances are if you started the site you either enjoy it or have plans in place to eventually remove yourself from the maintenance role. Interview with Bud Bilanich, Author of Straight Talk for Success

Bud Bilanich is The Common Sense Guy. His pragmatic approach to business, life, and the business of life has made him one of the most sought after speakers, consultants and executive coaches in the USA! Dr. Bilanich's work focuses on helping individuals, teams and entire organizations succeed. Tyler: Welcome, Bud. I'm glad you could join me today. We all want to know how to be successful. To start out will you tell us what made you feel the need to write "Straight Talk for Success"?

Bud: Thanks Tyler. I appreciate you taking the time to speak with me today. As you know, I've been in business as a consultant and speaker since 1988. About five years ago, many of my clients began asking me to help them out by coaching some of their senior executives and high potential employees.

As I began my coaching work, I decided that I needed to put together a model of career and life success. I wanted to identify the characteristi5B4cs that all successful people have in common. After about a year of research-on line, reading every success book I could find, and interviewing successful people-I came up with my five point model of success. This model says that successful people have five things in common.

Successful people are self confident.
Successful people have positive personal impact.
Successful people are outstanding performers.
Successful people are great communicators.
Successful people are interpersonally competent.
My coaching clients told me that they found this common sense model to be very helpful.
Several suggested that I should turn it into a book. So I did.

Tyler: Who do you think will most benefit from and enjoy reading your book?

Bud: There are three main audiences for this book. The primary audience is young people, 20 to 30 years old, just beginning their careers. The second audience is people who have just received their first promotion and are beginning to advance in their life and careers. The third audience is people who are feeling stuck in their careers and who are looking for some advice on how to get it moving forward again.

In short, anyone who is interested in becoming more successful in their life and career can benefit from the ideas in "Straight Talk for Success."

Tyler: Bud, how will the book help people who feel stuck in their careers, or who are having difficulties B68at work?

Bud: Well Tyler, I've learned that the biggest mistake people make when it comes to career and life success is thinking that good performance is enough to guarantee success. Outstanding performance is important, sure. It's at the heart of the model. However, I have found that the people who become truly successful are more than good performers.

People who read "Straight Talk" will learn how to put the other four key success factors-self confidence, positive personal impact, communication skills and interpersonal competence-into play to build a great life and career.

Tyler: What do you define as success?

Bud: My definition of success is two part. First success means being happy with yourself, your life and career. Second, success means doing something-no matter how small-to make the world a better place.

Tyler: Bud, will you tell us a little bit about how the book is organized. Is there a specific path you outline to help a person reach success?

Bud: Tyler, as you might have guessed the book is organized into five main sections:

Self Confidence
Positive Personal Impact
Outstanding Performance
Communication Skills
Interpersonal Competence
Each section has three chapters.

The self confidence chapters focus on: 1) Becoming optimistic, 2) Facing your fears, and 3) Surrounding yourself with positive people.

The positive personal impact chapters focus on: 1) Developing and nurturing your personal brand, 2) Being impeccable in your presentation of self, and 3) Knowing and using the basic rules of etiquette.

The outstanding performance chapters focus on: 1) Becoming a lifelong learner, 2) Setting and achieving high goals, and 3) Getting organized for success.

The communication skills chapters focus on: 1) Becoming an excellent conversationalist, 2) Developing your writing skills, and 3) Becoming an outstanding presenter.

The interpersonal competence chapters focus on: 1) Becoming self aware, 2) Building long lasting, mutually beneficial relationships with the people in your life, and 3) Learning how to resolve conflict positively.

Tyler: Bud, one of the aspects of success you focus on is that a person must have good communication skills. How can a person develop these skills?

Bud: As I mentioned, there are three types of communication skills important for career and life success: conversation skills, writing skills and presentation skills.

Here's some simple, common sense advice on each of them. Questions are the main secret to conversation skills. If you ask other people questions, you will become known as a great conversationalist. Writing is easy. Use the active voice, small words, and simple sentences and you'll become a clear concise writer. Practice is the key to making dynamic presentations. The more you practice, the better your talks wiB68ll be.

Tyler: You also talk about self-confidence. How does one go from feeling fear, for example, of public speaking, to being self-confident?

Bud: My suggestions for dealing with fear are also simple and common sense. To best your fears you need to do four things. 1) Identify it. 2) Admit it. 3) Accept it. 4) Confront it and take action.

So, to use your example, if you're afraid of public speaking, making as many presentations as you can is the best thing you can do to overcome this fear.

Tyler: What about interpersonal competence? How do you define it, and how does one master it to become successful?

Bud: Interpersonally competent people excel at three things. First, they are self aware. They understand themselves. They use this self understanding to understand better the people in their lives. By understanding how others are similar or different from them, interpersonally competent people are able better to alter their communication styles. This helps them relate well to all sorts of people.

Second, interpersonally competent people are good at building strong, mutually beneficial relationships with the people in their lives. They do this by using their conversation skills, and by being willing to help others with no expectation of anything in return. This giving mentality allows them to make regular deposits into the emotional bank accounts they have with others. When you make regular deposits, you have enough emotional capital to make the occasional withdrawal.

Finally, interpersonally competent people resolve conflict in a positive manner. They do this by identifying the points where they agree with someone with whom they are in conflict. They use these points of agreement-no matter how trivial to build a solution that is acceptable to both parties.

Tyler: How would your advice for achieving success differ if for example, you had a male college student who views success as being a well known brain surgeon, versus a senior citizen woman who views success as staying physically active?

Bud: Not much. I believe that career and life success are a function of the five factors I've mentioned several times as we've chatted: self confidence, positive personal impact, outstanding performance, communication skills and interpersonal competence.

Successful brain surgeons need all of these, just like my mother-who is a senior citizen, suffering from COPD - that's Chronic obstructive Pulmonary Disease, what they used to call Emphysema.

Tyler:"Straight Talk for Success" contains many stories as examples. Would you share one of these stories with us?

Bud: I love stories because they make the points I want to make in the book come alive. Here's a favorite because it is about a time that my self confidence helped me succeed against some pretty tough competition.

Mark Twain once said, "All you need in th5B4is life is ignorance and confidence, then success is sure." I love this quote. To me, it says you'll be amazed by how much you can accomplish (success) if you don't know (ignorance) how hard it is to accomplish it. If you don't know that it's hard or impossible to do something, you are more likely to be able to do it.

Here's an example from my life. When I was a junior in high school, the local paper sponsored a writing contest. The winners got to spend two weeks at Kent State University during the summer participating in a seminar sponsored by the High School Press Institute. Only two students from all of the high schools in our county would win the contest. I decided I was going to win-because winning was the only way I was going to get to go to the seminar.

Funny thing is, I thought that two students from each school in the county were going to be selected. In other words, I was ignorant about the difficulty of winning. I was sure that I was one of the two best writers in my high school; I was sure to win if I wrote the best essay I possibly could. I wrote a kick-ass essay, sent it in, and waited to hear that I had won.

Which I did. However, I was shocked when I realized I was one of two kids from the whole county-not just my school-to win. It was just like Mark Twain said. All I needed was ignorance and confidence. I was ignorant of the difficulty of the competition-we had about 25 high schools in our county. It wa5B4s 25 times more difficult to win than I thought. And I was confident. I knew the competition in my school, and I was pretty sure that if I wrote my best essay, it would be better than the essays of the other kids (I knew this because I was editor of the yearbook and newspaper and regularly edited their writing). My ignorance allowed my confidence to flourish, and I wrote well. Had I known that I was in a county-wide competition, I might have been more tentative in my writing, and I might not have won.

The common sense point here? When you are faced with a challenge, focus on your skills and talents, not how difficult it is-and you'll be likely to succeed.

"Straight Talk" is filled with these types of stories.

Tyler: Bud, would you say success also depends on listening to yourself and not other people? If people had started to tell you that you had a slim or no chance of winning, would that have stopped you?

Bud: Success absolutely depends on listening to yourself. That's why self confidence is the first point in the model. All successful people are self confident. They believe in themselves - even when others tell them that they can't be successful.

The 2008 Super Bowl is a good example. If the Giants had listened to all of the experts, they wouldn't have even made the trip to Arizona. They would have just conceded the championship to the Patriots. But they believed in themselves, and ended up winning theB64 game in one of the biggest upsets in Super Bowl history.

Tyler: I mentioned earlier that you've written several other books in your career. Will you tell us a little about them?

Bud: All of the other books I've written have been in the leadership arena. I'll give you a quick list of the titles here:

Tyler: Besides writing books, Bud, you teach success through coaching. Will you tell us a little bit about that work?

Bud: I began my career as a trainer. From there I moved into consulting and speaking. Speaking is a lot like training. You just have less time to make your point. Most of my talks last 45 minutes to an hour. Most training courses are usually a full day at a minimum. My coaching is done one on one. My typical coaching engagements last six months. During that time, I usually meet face to face with the person I am coaching three or four times. I speak with him or her via the phone every week, and I am available by email to answer questions as we go forward.

As I mentioned before, the five points in "Straight Talk for Success" are the starting point for my coaching. I begin by assessing how well my coaching client is doing in each of these five areas. Then, we jointly develop objectives for the coaching and a plan to make sure we meet those objectives.

Tyler: Bud, do you plan to write any more books?

Bud: Sure. I'm planning a follow up to "Straight Talk for Success." I'm thinking about calling it "More Straight Talk for Success." I've been interviewing thought leaders in the self confidence, personal impact, high performance, communication and interpersonal competence fields. My plan is to make the new book a compilation of the best thoughts of the best people in these fields.

Tyler: Bud, you've obviously been extremely successful yourself. To what do you attribute your own success, and what put you on the right path through life?

Bud: My parents gave me a great start in life. Their greatest gift to me was a strong work ethic. Also, I've been blessed with a good mind and a love of learning. However, most importantly, I attribute my success to my self confidence, positive personal impact, outstanding performance, communication skills and interpersonal competence.

Tyler: Bud, how did you get to be called The Common Sense Guy?5B8

Bud: As you know, Tyler, a strong personal brand is an important element of the second success factor, positive personal impact. Several years ago, I decided to create a personal brand. I began by asking people close to me-friends and clients-what came to mind when they thought of me. The term "common sense" came up a lot. I agreed that common sense is one of the terms that defines me pretty well. I also thought that it made sense as a brand because it differentiated me from my more theoretical competitors.

Once I settled on common sense as the core attribute of my brand, I had a little trouble coming up with the third word. Common Sense Guru sounded too pretentious and new age all at the same time. I considered Common Sense Doctor-a play on my educational credentials, but it ran the risk of being confused with a medical doctor.

I settled on Common Sense Guy because, when you come right down to it, I'm just a regular guy. Common Sense Guy struck the right chord with me because it captures the essence of who I am as a person.

Tyler: Will you explain the role of common sense in becoming a success?

Bud: I think that we tend to overcomplicate things. I believe in looking for time tested principles and applying them. That's where common sense comes in. Most common sense has stood the test of time-that's why it's called common sense.

My five success principles - self confidence, positive personal impact, ou5B4tstanding performance, communication skills and interpersonal competence-resonate with people because they make sense. They're just common sense. The hard part is putting them to work. You have to commit to doing the work necessary to reap the rewards that will come from applying them.

Thomas Edison once said, "Most people miss opportunity because it comes dressed in overalls and looks like work." The same is true for common sense. Most people know what to do in most situations. Their common sense tells them. However, many people don't do what their common sense tells them for any number of reasons-it's too much work, they may make someone angry, it takes too long.

So to me, the role of common sense in becoming a success is simple. Listen to what your common sense tells you-and then do it, no matter how hard, or unpleasant.

How Movies Can Help You Find True Romance, If You Are Shy

If you are having a hard time finding Mr. or Mrs. Right because you are shy, an introvert, or a little rusty on your social skills, besides using the self-help tips you read every day in books and articles, I suggest you watch The 40 Year-Old Virgin.

It is a delightful movie with a very strong message: the road to true happiness always goes through the heart.

The central character, Andy Stitzer, is a mild-mannered, introverted, 40 year-old bachelor who lives with his action figure collection and works in a dead-end job at an electronics store. Andy ha2193s never had sex, period. To make matters worse, his virginity becomes public knowledge at the store where he works, as hes falling in love with a woman who does not want sex in the relationship.

The movie shows how Andy finds his emotional and sexual maturityand happinessby staying true to himself, taking risks, and doing what is ultimately good for him in spite of peer pressure and other peoples expectations. In the process, he handles a rollercoaster of experiences that range from rejection, ridicule and humiliation to standing up for himself, showing up for his friends, and letting go of his infantile attachments. In the end, he gets what hes always wanted, wished and deserved: romantic fulfillment coupled with sexual bliss.

Here are some points to consider:

1. Notice how this movie portrays friendship among men. Watch how the men bond to help each other in times of distress. If you are a man, how does the movie reflect your friendship with other men? Does it inspire you to make improvements? If you a woman, what does this movie teach you about mens friendships?

2. Notice how the movie celebrates women over 40. How does it influence your attitude toward women and aging?

3. Notice how the movie treats the fine balance between sex and ethics in the workplace. Compare this film to Disclosure, an older movie that also addresses sexuality in the workplace but from a different angle. Pay attention how Andy handles his bosss advancements staying true to himself and how he gets promoted based on merit and not on sexual favors. How does he inspire you to stay true to your own values when ethical or moral controversy arises in the workplace?

4. Notice how the movie portrays genuineness as a sign of intelligence and inner strength and how being inauthentic is portrayed as being stupid and lacking self-confidence. How does that inspire you to deal with the challenges to your own genuineness?

5. Notice how Andy wins teenage Marlas trust and respect by telling the truth about his virginity while he also supports her struggle for sexual liberation. This is how he teaches young Marla by example that sexuality is not a matter to be treated lightly because of the emotional and psychological cost it may cause. How does Andys approach inspire you to deal with judgmental, mistrusting, rebellious teenagers in your lifewho are also in desperate need of guidance and sound advice?
